Management Fees – per property

Our fees are very simple and easy to understand. All the listed services for just 9% per month plus vat. If you have 2 or more properties with us we will drop our monthly fee to 8% per month plus vat on all your properties under full management.

Our Fees in detail

  1. 9%+ VAT (10.8% incl. VAT) - Lower fee by negotiation for multiple proprty portfolios
  2. Tenant Find Fee (Managed Property) £185 + VAT (£222 incl. VAT)
  3. Optional Extra-12 month Rent Guarantee Policy £198

What does our Tenant Find Only service include?

If you prefer to manage the property yourself we can provide a Tenant Find Only service. This includes the first 6 bullet points listed on this page. Once we have checked the tenant in you will need to register yourself with one of the three recognised deposit holding schemes as we will send you the deposit for you to manage yourself. Copies of the Tenancy Agreement and other documents will be forwarded to you also. Please note we will be unable to provide and Rent Guarantee Insurance for self managed properties.

Tenant Find Only Fees – per property

We keep our Tenant Find Only fees simple and straightforward

  1. Tenant Find Fee (Non Managed Property) £450 + VAT (£540 incl. VAT)

What does our Fully Managed Service Include?

We provide help and advice from the very start to the very end including;

  1. Help and advice if buying another property to add to your portfolio.
  2. Advice on getting the property ready to let. As a landlord you are responsible for your tenants Health and safety whilst they are in your property. Need a tradesman to do some repairs? We can even organise these for you if you wish.
  3. Drafting property particulars and advertising your property for let on major property websites and social media. Take a look at our properties to rent and see how our particulars differ from many agents.
  4. Accompanied viewing service – Hancocks own staff – we don’t use part time or retired people – will accompany applicants to view your property.
  5. Comprehensive tenant referencing and the option to take advantage of our rent guarantee and legal cover service. We don’t want just any tenant, we want one who will pay the rent on time. You don’t want the hassle of late rent or bad tenants and we certainly don’t as managing agents.
  6. Full documentation including Assured Shorthold Tenancy Agreement, Full Written inventory and Deposit Holding documentation. Some agents make a separate charge for this!
  7. Organisation of the gas and electric safety checks.
  8. Holding the deposit and registering it with the Tenancy Deposit Scheme as required by law.
  9. Monthly rent collection including electronic banking and monthly statements. We check our rent account daily so you get your rent as soon as possible.
  10. Check-in inspection – We will accompany the new tenant to your property to carry out an initial ‘check-in inspection’.
  11. Check-out inspection and deposit return – We will manage the ‘check-out inspection’. We ensure properties are left in a good condition and ready for the new tenants. We will check and administer any dilapidation deductions from the deposit.
  12. If you are unlucky enough to be involved in a deposit dispute we will advise, support, negotiate and handle the paperwork on your behalf.
  13. Regular inspections on the property and written reports.
  14. Day to day maintenance issues being dealt with and queries from the tenant being addressed. We can arrange for a local a contractor to carry out any essential repairs should you wish. Alternatively we can liaise with your chosen contractors or yourself if you prefer a hands on approach to repairs.
